Documents Required for a Home Loan in India: The Complete Checklist

10 May 2026 · SV Loans Editorial Team

Incomplete documentation is the most common reason home loan applications slow down. Here's the full picture, organised by category.

Identity & address proof

PAN Card, Aadhaar Card, and a recent utility bill or rental agreement if your Aadhaar address differs from your current residence.

Income proof

Salaried applicants need the last 3 months' salary slips, Form 16 for the last 2 years, and 6 months' bank statements showing salary credit. Self-employed applicants need 2-3 years of ITR, business financial statements, and GST returns if applicable.

Property documents

This is where most delays happen. You'll need the sale deed or agreement of sale, an approved building plan, an encumbrance certificate, property tax receipts, and for under-construction properties, the builder's project approval documents.

How SV Loans helps

We review your document set before formal submission, flag anything missing or likely to raise a query, and coordinate directly with the bank's processing team — which is usually where the real time savings come from.
